We really like the location, close to the best but away from the party atmosphere. It was quiet and the interior was very clean. The exterior needs some work— probably just the end of the season. If you have disabled folks, be aware of quite a few steps to get into the property. We would come again, for sure, though.

I read the other reviews, and I wasn’t too sure. After visiting the beautiful home, I love this place! It was nicely decorated and very clean. You can tell the owner loves this property. Even the yard was neat and tidy! We all enjoyed napping on the huge back porch. Downstairs we found a ping pong table and foosball table and played them both many times throughout our stay. It’s a nice place to send family who like to stay up late. The noises didn’t travel to the upstairs bedrooms. The beds and pillows were comfortable too. We were provided with plenty of supplies for our stay and actually left the leftover supplies we didn’t need. Off street parking was a plus too! We spent most of our time in the peaceful living room. We never heard any neighbors. The neighborhood has a little store a few blocks away, and the beach access is super close. I give the host five stars too. He quickly answered all my questions throughout my stay. I definitely recommend staying here.

Very nice house. Clean and well equipped. Close to the beach, a short one block walk. It's a short drive to Charleston for shopping or visiting the many historic sights. Our vacation stay was well worth the cost.

This property was amazing , the host responded fast and answered all my questions , the beach was literally a 1min walk. Loved that. We didn’t know the owner was living on the property in the back but he didn’t bother us at all , really friendly. Only thing was the big windows in the living room at night make it slightly uncomfortable because you can straight through the window ( it has no curtains or blinds) other than that it. was a perfect stay . Would definitely recommend staying here

We enjoyed our spring break with adult children and 15 year old. They enjoyed the lower level game room. 1 mile from town which we walked a couple times:) super close to beach! Our part of the beach was very quiet. The home was updated and clean. Plenty of space for us. We loved the screen porch. It was all we hoped it would be.

Had a great week at Family Tides. Plenty of room to spread out between parents and the teenagers, both indoors and outdoors. Nice screened in porch for bug free reading and chatting outside. Large deck facing the ocean offered a warm view in the sunshine on breezy days. The beds were comfortable and clean. The game room offered several competitive games of ping pong. One suggestion would be to add some seating in the basement, apart from the bar stools, to offer a secondary location for the kids to watch a movie at the end of the day. The bathrooms served their purpose - they could be updated to include more hooks for towels and the master could use some shelf space or a medicine cabinet for all of the bathroom items travelers bring along. The location of the house was perfect - within a 15-20 min walk of all of the shops and restaurants, while far enough down the beach to have lots of space, even on busier beach days. This was our first visit to Folly Beach and 3rd time in the Charleston area. We were 25 min from historic Charleston and loved the proximity to the city while still being on the beach. A couple cosmetic updates to Family Tides would really polish up this gem. We had a great time and look forward to future visits on Folly Beach.

The house was very conveniently located; less than a block to the beach. It was clean and well kept. We were surprised though that there were no beach towels or chairs provided. They did not promise those, but typically in a shore house there are some provisions for the beach. Still, our family had a very comfortable stay and we had a great time. We could also easily walk to the Folly downtown area for restaurants.

My family had a great vacation here! The beach is literally a 1 minute walk from the house. The game room, cornhole, screened porch, and open concept living room/kitchen are huge assets. The kitchen has fairly new appliances and everything you need to cook with. The smoke alarms are pretty sensitive though...lol. The 2 guest bedroom beds were squeaky, but other than that it was a great place to stay!

The home is modern, spacious and well equipped. It is very close to the beach but you will need to drive to the shops in town. The owner lives on site. He is very kind and gracious. We definitely would stay in this home again.

Plenty of space and stuff to do inside at the house, since we had a few days where the weather wasn’t very beach friendly. Several different outdoor spaces for us to enjoy as well. Plenty of room and nicely appointed, as well as clean. A review over Memorial Day mentioned some issues with kitchen items, but this has been addressed and there were plenty of plates, cups and, the most importantly, wine glasses! The kitchen was wonderful and there was plenty of room for 5 adults to work together. Super refrigerator with ice maker and cold water dispenser. The ping pong and foosball tables were great if you have a rainy day, especially with kids. Close to part of the beach (just a block away) that never was really crowded, even on weekends. One thing to note: The only TV is in the living room, none in bedrooms, but that was just fine with us.

The house was first and foremost very clean and stylish with new/up-to-date furniture, flooring and appliances. Loved that TV came with upgraded channels like HBO. Game room in the basement and screened in front porch were definitely an asset! Owners live on premises (behind the house) and were delightful. Location is only 1 block from the beach but over 7 blocks to the restaurants/shops on Center St. We rented a golf cart and had a blast driving that to area attractions (lighthouse, pier, bar/restaurants, West end beach, etc). Charleston was only about 20 minutes from the house. Front deck needs to be replaced but served as a good location for Ladder Golf and Corn Hole games. Kitchen appliances were new and stainless with gas stove. Frig had an ice/cold water dispenser in the door that really came in handy. Disappointed that such a great house that slept 6 had such sparse kitchen outfitting: 6 or less of non-alcoholic drinking glasses/mugs, flatware, pots/pans, sharp knives, etc. Fortunately, this was a good excuse to eat out more often!

We spend Christmas here with our family and two small dogs. The screened porch is fabulous as is the sun deck. A very quick walk to the beach, less than a mile to town, eclectic and fun neighborhood, very comfortable and cozy. Every amenity you could want. Spacious and a great house to relax and play games, work puzzles, etc.

We spend Christmas here with our family and two small dogs. The screened porch is fabulous as is the sun deck. A very quick walk to the beach, less than a mile to town, eclectic and fun neighborhood, very comfortable and cozy. Every amenity you could want. Spacious and a great house to relax and play games, work puzzles, etc.

#1 house to vacation in Folly Beach. We were able to enjoy Folly Beach and everything it offers. The bedrooms and kitchen are nice size and the decor is super cheery. My favorite part of the house is the porch. Nothing better than sitting outside and enjoying my morning coffee.

The only thing wrong with our trip is that we weren't staying longer. This house is terrific. Our family of 6 was easily accommodated. Lots of room to allow great family time without being on top of one another. The location is prime. The beach is a few blocks away, and so is all the restaurants.

We really enjoyed a long weekend at this house. The common spaces are large and comfortable, especially the huge screened porch, from which you can see a slice of ocean. Really clean and well-maintained, with everything you need to house a large group – tons of towels and dishware, as well as beach chairs and toys. The outdoor shower is great. The house is about a 20-minute walk from the strip of restaurants and a few minutes from the beach through a public access point. Super quiet and peaceful.
