Mystic Tide

We had a fantastic stay at this Folly Beach house. There is so much seating both indoors and outdoors, which made it easy for everyone to spread out and relax. The table space was perfect — plenty of room for meals, card games, and hanging out together. We especially loved the outdoor firepit area. There’s a ton of seating outside, and I can already tell this will be where most of us spend our time during the summer. One thing that really stood out is that all the bedrooms are equal in size. After staying in houses with huge master suites and then tiny rooms with broken twin beds, it was such a relief to have everything feel fair when splitting costs. The grill worked perfectly, the Wi‑Fi was strong, and the extra refrigerator downstairs was a huge bonus. The kitchen was also incredibly well‑stocked — more dishes, mixing bowls, and utensils than any beach house we’ve rented before. We didn’t need to bring a thing. There was also plenty of parking. We only used four spaces, and our additional guests were able to park along the street without any issues. The house is located close to many restaurants, gas station and souvenir stores. We went to the escape room on Folly Road one afternoon and had a blast! Overall, this house was comfortable, well‑equipped, in a great locatoin, and thoughtfully set up for groups. We’d absolutely stay here again.

This house was perfect for our girls' trip to Folly, and we truly enjoyed our time! The layout is ideal, with four bedrooms upstairs, and the ocean views from nearly every angle in the house were breathtaking. We loved the downstairs seating area with the fireplace, which was our favorite place to relax. The property management team was very responsive and even visited us to make sure we had everything we needed, leaving a small gift as a thoughtful gesture. Our only regret is that our stay wasn't longer. Thank you very much!

The location was amazing. Beach front was just beautiful House is rundown. Doors were hard to open. The doorknobs all need replacing and the outside doors to decks do not close or lock without a struggle. They only left 3 dishwasher pods so I had to buy more.

Great views and access to the beach. Plenty of rooms for the family to be able to be comfortable and have their privacy. Love eating at the dining table overlooking the ocean. My mother and I enjoyed sitting on the back porch in the morning drinking coffee and listening to the ocean waves. Great place to stay. I would book it again.

House was just as described. Location was perfect on the beach. Great for our dog and we saw many other dogs on the beach. There was trouble during check in that was a minor inconvenience with accessing the downstairs. However, Melissa came out and took care of it and dropped off a gift the next day for the inconvenience that was much appreciated. We highly recommend staying here especially with your dog.

We really enjoyed our time at this beach house--it's spacious, well equipped & comfortable but not perfect--making it easy to relax! I think our favorite part was having the beach just steps away & not having to "pack up" to go play! The only negative thing to consider is that the internet connection was terrible, so online activities might be limited. Overall we had a super experience & would highly recommend staying here!

We had a great time. We absolutely loved the location. Right on the beach. We watched the sunrise over the ocean from our beds. The house was stocked with everything we needed to cook our Thanksgiving dinner. I knew from the pictures the house was older and needs updating but I wanted to be right on the beach and we needed a large house to accommodate our family. All of us were pleasantly surprised that the house is actually nicer than the pictures. We would stay again.

What makes this property great is its location. A beachfront property that daily provides both a sunrise and a sunset. It is an easy one mile walk on the beach to the pier and the town of Folly Beach. The interior is nicely decorated and the kitchen is well equipped. The deck nearest the beach was the most popular with us. The house could use a little TLC, but the location is unbeatable. We wouldn’t hesitate staying here again.
